This is how it works
The purchase price is £155,000
Minimum deposit of £3,000
The normal rent is £600 per month – which is fixed for 5 years.
Every month you will add a top up of £200 per month towards your purchase deposit.
Therefore you will pay £800 per month.
At the end of 5 years you have the option to buy the property which will be:
Purchase Price £155,000
Less:
£3,000 deposit paid
£12,000 (extra you have paid £200 x 12months x 5 years)
£5,000 (extra we pay if no maintenance or repair claims made)
£135,000 remaining (mortgage required)
At the end of 5 years you will have paid £15,000 towards a deposit and if no maintenance claims are made on us, (eg boiler replacement) then we will gift you a further £5,000 towards your deposit. Which means you will have a total deposit of £20,000 towards the purchase of your property (ie a 13% deposit)
You simply obtain a mortgage for the purchase of the property at £155,000 and use the £20,000 deposit towards the purchase.
Any improvements you make to the property you get the benefit.
If the value of the property has increased you also get the benefit.
No mortgage is required until you buy in 2014. (but can buy at any time - with the deposit being proportional to the amount you have saved.)
Our gift and rent deposit payments provide your deposit.
The purchase price is fixed at the outset. You gain from any further price growth! Ie if the property was worth £200,000 in 5 years, you do not pay any more than the price agreed today.
